Buying a plot is often the first step toward building your dream home. However, purchasing land can require a substantial amount of money, and many buyers prefer to finance part of the cost through a Plot Loan. A plot loan, also called a land purchase loan, is specifically designed to help eligible borrowers purchase an approved residential plot.
Unlike a traditional home loan, which finances a constructed or under-construction house or apartment, a plot loan primarily finances the purchase of land. Banks and housing finance companies offer such loans subject to their own property, income, credit and documentation requirements.
What Is a Plot Loan?
A Plot Loan is a secured loan provided for purchasing a residential plot. The plot being purchased generally becomes part of the security for the loan.
For example, suppose you want to purchase a residential plot costing ₹50 lakh. Depending on the lender’s policies and your financial profile, the lender may finance a portion of the purchase price, while you contribute the remaining amount as your own contribution or margin.
One important point is that not every piece of land is eligible for plot financing. Lenders generally look for properly approved residential plots with clear ownership and acceptable legal documentation. For example, Union Bank states that eligible plots can include sites approved by government/statutory authorities and certain privately developed layouts where the required approvals are in place.
Who Can Get a Plot Loan?
A plot loan is generally available to salaried professionals, self-employed individuals, professionals and business owners who satisfy the lender’s eligibility criteria.

How Much Plot Loan Can You Get?
The exact loan amount depends on the lender, property value and applicant profile. Unlike some home loans, plot loans can have relatively conservative funding limits.
For example, Indian Bank currently specifies a maximum 25% margin, meaning the LTV cannot exceed 75% for the particular plot-loan product described on its website.
Therefore, if a lender finances 75% of an eligible ₹50 lakh plot, the approximate loan could be ₹37.5 lakh, while the remaining ₹12.5 lakh would need to come from the buyer, before considering applicable transaction costs and other charges.
The actual amount can be lower depending on the lender’s valuation, your income and your repayment capacity.
What Is the Approximate ROI on a Plot Loan?
ROI means Rate of Interest. Plot-loan rates vary from lender to lender and depend on factors such as credit score, income, loan amount, property characteristics and the lender’s internal pricing.
As a broad 2026 market indication, published comparison data shows plot-loan rates starting around 7%–9% p.a. at some lenders, while the applicable rate can be considerably higher depending on the borrower and lender. For example, current comparison listings show rates ranging from approximately 7.2% to 13.2% across selected lenders.
Some published lender comparisons show rates such as SBI from around 7.25% and other lenders around 8%–10% or higher, but these figures should be treated as indicative rather than guaranteed offers.
A practical expectation: borrowers may commonly encounter plot-loan rates in roughly the 7.5%–10%+ p.a. range, depending on the lender and profile. Always obtain the lender’s current written offer before making a decision.
